A subdivision of land is defined in Oklahoma Statute Title 19, Section 866.12, as “a subdivision is defined as any division of land into two or more lots, parcels, tracts, or areas, any one of which when divided has an area of less than ten acres, or any division of land involving the vacation or dedication or right-of-way or alignment of an existing or proposed street or highway or public utility easement, or the resubdivision of land heretofore divided into lots, sites or parcels.”
A subdivision of land requires platting IN MOST CASES. There are subdivisions of land that can be accomplished with a Plat Waiver. Subdivisions are reviewed by the County Engineer for compliance and then forwarded to the Planning Commission for approval at the next scheduled monthly meeting.
A lot-split is defined in Oklahoma Statute Title 19, Section 866.13, through a process of elimination, a division of land resulting in 2 or more parcels of 10 acres or greater with no vacation or dedication or right-of-way or alignment of any existing or proposed street or highway or public.
