Common Troubleshooting tips for searching Land Records
- Pop up blockers should be off or set to allow popups from this site.
- Make sure you have Adobe Reader installed to view images.
- Do not use the "Enter" key to search. Click the search button with the mouse.
- The image thumbnails may come up very large on the screen. If this happens click anywhere inside the image to open the PDF file.
- You may have to use the scroll bars to move the page down and to the right to view all thumbnails or to find the icon to get all pages on one file.
The Wagoner County Land Records database contains only documents filed from 1992 to the present. We are working to upload records prior to 1992 as quickly as possible, but cannot guarantee those records can be found online yet. To search records prior to 1992, you must call or visit the Wagoner County Clerk’s Office.
You may search this site just like the program currently used in the County Clerk's office. Unofficial documents may be viewed and printed at no cost. If you need an official document, (certified copy) the fees are the same as if those documents were obtained in the Clerk's office. To print official documents from this site, you will need either a credit card, or an account with the County Clerk's office. Credit card transactions are secure and are handled through the website.
There is a Certification Date displayed at the bottom right of the window. Documents are certified up to this date. If you cannot find documents recently filed, it simply means they may not be indexed yet. This also means that if you find documents filed after the Certification Date, the information entered has not yet been verified.
TO SEARCH FOR DOCUMENTS:
Select your method of search from the left hand side of the screen. (i.e. name, subdivision, section, etc), fill out search criteria and click the Search button.
Some tips for searching:
Search parameters are located on the left side of each search field. These will help narrow your search. A = Any and will search where ANY of the search criteria are found. S = Starting With and will search STARTING WITH the search criteria entered. E = Ending with and will search ENDING WITH the search criteria entered. X = Exact and will search only the EXACT criteria entered.
When searching by name, search last name first, then first name with no punctuation (hyphens, commas, apostrophes, etc.)
Type is the instrument type (mortgage, deed, lease, etc.) They are listed on a drop down menu in alphabetical order.
When searching by address, only the street address is needed. Note that some addresses are abbreviated and some are not. Additionally, we do not have addresses for all properties as Land Records are filed by legal description. Check several ways to ensure a thorough search.
The database default is to display the first 1000 results, however this may be expanded by using the drop down menu next to Records to Display.
TO PRINT DOCUMENTS:
PLEASE BE SURE YOU HAVE POPUP BLOCKER TURNED OFF AND ADOBE READER INSTALLED BEFORE TRYING TO PRINT.
Once you find the document you would like to print from the list click the word DETAIL on the left column of the list (this will bring up a little more info about the document) Then Click the VIEW button towards the top next to the page number of the document (this will bring up a page with small thumbnails of the pages in the document). Click on the thumbnail and the document will show full screen. If you are looking at a multiple page document, click the icon at the bottom of the screen next to the words Click here to get all the pages on one file.
Use your web browser print function to print the document.
TO RETRIEVE PURCHASED DOCUMENTS:
After you purchase the documents on the website, you need to login to the website again, Go to "my Orders" and download the documents from there.

This website contains information on Notices of Federal Tax Lien and other lien documents that is not identical in content to documents presented to this office by IRS. Therefore, the results of a search of this indexing system cannot be relied upon in judicial or administrative proceedings related to title or transfer of property, including but not limited to searches relative to sales of property and foreclosure proceedings, in determining ownership interests in property on which a Notice of Federal Tax Lien attaches.
